Ritz Carlton Club and Residences Condos in Kapalua Ritz Carlton Club and Residences is a luxury condominium and timeshare, at the location formerly occupied by the Kapalua Bay Hotel. The entrance is from the Lower Honoapiilani Road at the north end of Kapalua Bay. Phone 800-527-2582. This large property opened in 2009. It has 84 full-ownership condos, each with three or four bedrooms, plus 62 fractional-ownership (timeshare) condos, each with two or three bedrooms. The timeshare units are sold as 1/12 ownership, but you only get to use your unit for three weeks per year. The large full-ownership condos have about 3000 to 4200 square feet, and sell for about $3.5 - 8 million, plus about $46,000 per year maintenance fees and about $40,000 per year taxes (as of 2010). The timeshare condos have about 1900 to 2200 square feet, and each 3-week fractional ownership sells for about $400,000 to $650,000, plus about $18,000 per year maintenance fees (as of 2010). Prices change constantly so call the above phone number for the latest information. Do not confuse this condo and timeshare property with the Ritz Carlton Kapalua Hotel located about half a mile away. See photos below. In my opinion, timeshares are not a good investment.
